As the UK Build to Rent sector is still in its infancy the perceived risks are greater than in the ‘for sale’ market, however by insuring your development with a structural warranty also known as latent defects insurance you can reduce the risk associated with the construction and investment.

What is a Private Rental Warranty?

A Private Rental Warranty provides cover against structural defects that occur during the cover period of up to 12 years once the build is complete. Unlike a collateral warranty there is no need to prove fault or liability meaning issues can be efficiently resolved.

Our Latent Defects (Structural Warranty) Policy has been designed with the developer and institutional investor in mind and can provide a tailored level of cover across the PRS sector including Build to Rent, student accommodation and permitted development schemes.

Special Acceptance

If the construction cost of your development is £25 million or over we offer specialist cover with our High Value Scheme which includes additional risk management. Developments of 7 storeys and above will also benefit from additional risk management, regardless of construction cost, from our High Value Projects Team.

Building Control

As an approved inspector, we can provide Building Control services alongside our Structural Warranty meaning you will only need one point of contact for all inspection services. This will ensure consistency and minimise discrepancies during inspections.

Builder Registration

All builders must register with us, meaning they sign up to our rules covering technical standards and defect rectification. We take into account claims history, relevant experience and financial strength before deciding to quote or awarding a rating which is used to calculate the premium. The majority of builders are registered with us but please speak to our PRS consultant to discuss particular cases.
