A Social Housing Warranty protects newly, purpose-built properties for social and affordable rent against structural defects also known as latent defects.
Our Social Housing Warranty has been developed for Housing Associations, Registered Social Landlords and Builders working on social and affordable housing developments for rent. The cover is available for 10 or 12 years providing peace of mind that in the event of a structural defect we can quickly resolve the issue.

All of our warranties can be used in conjunction depending on your development.
If the construction cost of your development is £25 million or over we offer specialist cover with our High Value Scheme which includes additional risk management. Developments of 7 storey’s and above will also benefit from additional risk management, regardless of construction cost, from our High Value Projects Team.
As an approved inspector, we can provide Building Control services alongside our Structural Warranty meaning you will only need one point of contact for all inspection services. This will ensure consistency and minimise discrepancies during inspections.
To be eligible for this scheme Builders must join the Register. Please note, Housing Associations do not need to join the Register. Registration is part of our application form and can be done before or while you are applying for a warranty.
