We spoke to Jamie Hooton, Head of Sales at Cameron Hall Developments

 

Can you tell us a bit about your Wynyard Village site?

 

To understand our development, one needs to understand Wynyard itself.

 

Wynyard is a purpose made village on the northern edge of the Tees Valley. Sir John Hall, inspired by an American concept taken from a holiday to Houston, Texas, saw a village that had amenities on it’s door step such as shops, golf courses and woodland walks.

 

The village was also gated and the communal areas were managed by a private contractor firm. Considering this happened in the 1980s, it was all revolutionary!

 

Wynyard was started in late 1980s, with self-build plots and the first of the volume builders arriving in the 90s. All the plots were large in size, with an executive style build on them which reflected the exclusivity of the development. The security gatehouses, CCTV and Wynyard Estate Services were implemented to improve the lifestyle of the residents whilst lowering crime rates (Wynyard still has one of the lowest crime rates in England).

 

In the 2000s, as we know, the building industry intensified; more volume builders were arriving, products were slowly changing from the executive range to a spruced up standard, PLC range home, which Sir John wanted to change, as it was not in keeping with the original Wynyard vision.

 

Throughout the Wynyard project, the idea of launching our own family run housebuilding company on Wynyard was explored and, in November 2023, it was launched to the public with the promise of reintroducing those larger executive builds with large plots, energy efficient house types and packed with a high sales specification.

 

How important are services like Site Quality Reviews for helping to iron out any areas of concern when building quality homes?

 

Unlike many other larger housebuilders, the family here inspect every home that we build and hand over. We take pride in making sure that our customers receive the very best that we can build.

 

We are also a smaller builder. We don’t have the manpower or years of building experience in housing to analyse every element of the build. As human beings, we sometimes overlook, without realising, areas which are more apparent to third parties. The Site Quality Reviews are of paramount importance to us, to ensure that we are providing a quality product that our customers will be happy with.

 

SQRs also promote a healthy work place environment where the company continues to grow and learn, a continuous learning attitude is fostered to each of our employees and subcontractors to make sure that we are the very best that we can be.

 

All developments have their challenges. Time constraints, cost and various stakeholder needs mean that priorities are constantly jostling for position.

How highly would you prioritise the standard of workmanship on your sites or of those you work on?

 

Our standard of workmanship is our joint-first priority, along with our customers.

 

We are not fortunate to have 200 developments across the country. Our time, finances and livelihood are all invested into one or two developments at a time.

 

We tend to find that we get a lot of referrals from happy customers to friends and family which ensures that our sales rate is very high, despite the economic uncertainties that the UK has at the moment.

 

We stick to a stringent quality inspection process but unlike many other PLCs, we allow our site teams to speak freely to iron out those niggles along the way. We don’t necessarily look at the bottom line, we do things because they are either sensible, logical or the right things to (or all three).

 

Every project is complex and variable, making consistency difficult. How useful are Site Quality Reviews for helping site teams keep on top of all of the tasks

 

Our company is in the infancy of its development. We only have the one development at present which makes the SQR even more crucial as it provides an independent and accurate view of the position of that development along with specific items that it has to improve on. The review isn’t like a PLC’s Group MD inspection where you rush around last minute with the paint tin, it is honest and accurate and it helps managers make the decisions they need to, in order to better the business.

 

Sharing good practices via honest conversations is at the heart of what a Site Quality Review is. How valuable to you is open engagement with peers?

 

This is something that I am personally very passionate about, I fully appreciate that we are all competitors and rivals at the end of the day, but there needs to be a conversation which helps others especially with new processes and building regulations.

 

For example, an SQR could highlight issues with a new M4(3) bungalow design which affects other developers. It would save them time and money to talk about it. This could be viewed the same with Part-L 2025 regs. With wider industrial peers, it highlights areas that the industry is perhaps struggling in, and sometimes getting the word out there that you need help is the first hurdle!

 

How important to you is getting a fresh pair of eyes to objectively produce a benchmark for your sites?

 

Extremely important, I touched on the fact earlier that sometimes internal reports and inspections are clouded, either because they know a plan is in place for the future or because they do not want to upset colleagues. It is also interesting as well with the variety of warranty providers out there with their own technical standards.

 

We (at the time of inspection) used a different warranty provider who was less strict, it was shown through the SQR that we were correct in our approach as we scored very high despite not working to Premier’s regulations. With many inspectors or site managers looking briefly at the overall picture, the SQR highlights areas which may be overlooked or not in depth enough and therefore a fresh pair of eyes is priceless for our ethos of continuous improvement.

 

What would you say to anyone considering ordering a Site Quality Review for their scheme(s)?

 

I would say that if anyone is considering ordering an SQR and hesitating, then they are hiding something, get an SQR ordered and be proud in what you are producing, learn from any actions and implement a continuous improvement atmosphere and enjoy it!
